A consultant practice built on the belief that complex real estate decisions deserve more than a single analysis method.

Stephen F. Fanning, MAI, AI-GRS, AICP, SGA, is the owner of a consulting firm in Denton, Texas. His practice combines expertise in urban, environmental, and land planning with real estate economic studies, valuation analysis and litigation support. He specializes in market and marketability studies, highest and best use analysis, forensic reviews and valuation of distressed properties.

Mr. Fanning is an Appraisal Institute instructor, course developer, and long-time committee member contributing to Education and the Body of Knowledge committees. He is the author of Market Analysis for Real Estate: Concepts and Applications in Valuation and Highest and Best Use and several articles published by the Appraisal Institute.

2024 – Dr. William N. Kinnard, Jr. Award of The Appraisal Institute – The purpose of this award is to recognize professionalism in education that contributed to the education, knowledge, professionalism or development of the real estate appraisal field.

2022 – Lifetime Service Award presented by Appraisal Institute North Texas Chapter

2019 – James H. Pritchett Award of the Appraisal Institute – In recognition of significant contribution to appraisal education or mentoring with focus on litigation and condemnation.

2014 – George L. Schmutz Award of the Appraisal Institute Education Trust is meant to “recognize an outstanding technical manuscript or publication on real estate valuation regardless of the author’s occupation, affiliation or publisher”. This award was presented “in recognition of his special contribution to the advancement of appraisal knowledge. As author of book – Market Analysis for Real Estate,” (Appraisal Institute, 2005 and 2014)

2013 – Armstrong/Kahn Award of the Appraisal Institute – for the article “One Step Further-Implementing the Recommendations of Guide Note 12”–published in the Summer of 2013 – was judged the most outstanding original article published in the Appraisal Journal the previous year.

2011 – The Swango Award from the Appraisal Institute for the article – Price vs Fundamentals – From Bubbles to Distressed Markets – Judged as the best original article published in the previous year.

2011 – President’s Award of the Appraisal Institute – for Outstanding Service to the Appraisal Institute
